Al Reem Island vs Yas Island: Which Is the Better Investment in 2026?
Reem or Yas? Registered sales to September 2026 compared: price per sq ft, like-for-like growth, launch premiums, yields and supply.

Short answer. Al Reem Island is the better buy for rental income, liquidity and a lower entry price: one-bedrooms sell at a median AED 1,661 per sq ft, against AED 2,244 on Yas. Yas Island has shown stronger growth in established buildings, about 71% for one-bedrooms since 2021 against 44% on Reem, and it is the stronger market for villas and townhouses. The catch on Yas is price: new one-bedroom launches sell 41% above nearly-new resales per sq ft, against 9% on Reem.

Price: Yas now costs 38% more than Reem
In early 2021 the two islands cost about the same; Yas was about 3% cheaper. Since then the Yas apartment median has risen 94.9%, from AED 1,206 to AED 2,350 per sq ft in 2026 so far, against 52.7% on Reem (AED 1,135 to AED 1,732). Part of the Yas rise is launch mix: Yas resales alone rose 68.2%.
Growth: Yas’s established buildings rose further, on a thinner base
Like for like, Yas one-bedrooms are up about 71% since 2021 and Reem one-bedrooms about 44%. On both islands almost all of the rise came after 2024. The Yas figure rests on three established buildings (Water’s Edge, Ansam and Mayan); the Reem figure on fifteen, so it is the more reliable of the two.
Launch premium: the biggest difference for a buyer today
On Reem, one-bedrooms in launches since 2025 sold at a median AED 1,851 per sq ft, 9% above nearly-new resales (AED 1,698). On Yas, the same comparison is AED 2,429 against AED 1,717, a 41% premium. A Yas launch buyer is paying well ahead of what completed Yas homes resell for, which lowers the yield on the same rent and narrows the margin for resale.
Two cautions. Within the same project, year and bedroom count, Abu Dhabi resales trade within about 1% of developer prices, so the Yas gap is mainly newer projects priced above older buildings. And prices on both islands paused in Q3 2026: in projects with ten or more sales in both Q2 and Q3, the median change was +0.2% on Reem (23 projects) and −0.8% on Yas (10).
Income: Reem has the deeper tenant market and the higher projected yield
Reem one-bedroom asking rents run about AED 85,000 to 103,000 a year, and AED 130,000 to 160,000 for premium sea and marina views (portal asking rents, September 2026). Bayut projects gross apartment yields of about 6.3% on Reem and 5.9% on Yas. In XIS scenarios, net yields on new Reem one-bedroom launches work out at roughly 4 to 6% after service charges, vacancy and management.
Supply: both islands have large pipelines
At least 7,467 apartments sold off-plan on Reem and 8,514 on Yas sit in buildings with no completed sale registered yet. They will compete with today’s launches for tenants and buyers as they complete. These are minimums: unsold units are not counted.

Frequently asked questions
Is Reem Island or Yas Island better for rental yield?
Reem. Bayut’s H1 2026 report projects about 6.3% gross for Reem apartments and 5.9% for Yas, and Reem’s purchase prices are lower.
Which island has grown more since 2021?
