Abu Dhabi Property Market Analysis
Is Saadiyat Island a Good Investment at Today’s Prices?
Saadiyat launches sell 47% above resales. Registered sales to September 2026 show where the premium has held and where it has not.

Short answer. At resale prices, often yes; at launch prices, only selectively. Over the 12 months to 30 September 2026, Saadiyat launches sold at a median AED 3,760 per sq ft and resales at AED 2,566, a 47% gap. Established buildings show the premium has held for small apartments (one-bedrooms up about 26% since 2023, like for like) but barely for two-bedrooms (about 5%). Villas in established communities are up about 16%.
What a square foot costs on Saadiyat today

| 1 bedroom | 3,155 | 670 | +26% (6 buildings) |
| 2 bedrooms | 3,552 | 737 | +5% (5 buildings) |
| 3 bedrooms | 3,712 | 360 | too few buildings to measure |
Developer launches were 66% of these sales, which lifts the medians. Per sq ft, Saadiyat apartments cost about 51% more than Yas and about twice Al Reem Island (+107%).

The launch premium is the question
The Saadiyat apartment median rose 73.3% between 2023 and 2026 so far, from AED 2,094 to AED 3,629 per sq ft. Resales alone rose 26.1%, to AED 2,640. Most of the headline rise is therefore the price of new launches, not a rise in what existing homes resell for. One-bedrooms in launches since 2025 ranged from AED 2,959 to AED 6,007 per sq ft, depending on the project.
The quarterly median has also eased in 2026: AED 3,784 in Q1, 3,332 in Q2 and 2,842 in Q3, as the mix of launches changed. Q3 sales on the island fell 17% on a year earlier to 500, worth AED 4.0 billion.
Most of that Q3 fall is mix: fewer sales registered in the island’s highest-priced launches. In the ten projects with ten or more sales in both Q2 and Q3 2026, the median change was −1.4%. Some larger projects were softer: Louvre Residences moved from AED 3,518 to 3,144 per sq ft and Mamsha Gardens B from AED 3,690 to 3,392. Within the same project, year and bedroom count, Abu Dhabi resales trade within about 1% of developer prices, so the 47% gap is mostly new projects priced above older ones.
Where the premium has held: four established buildings
| Building | Median AED per sq ft, 12 months | Like-for-like since 2023 | Against the Saadiyat median, same unit mix |
|---|---|---|---|
| Louvre Residences | 3,346 | +16%* | 0% |
| Saadiyat Grove, The Heart | 2,448 | +23%* | −21% |
| Manarat Living I | 2,339 | +24%* | −24% |
| Bloom Soho Square | 1,797 | +74% | −37% |
* Most of these buildings’ 2023 sales were off-plan sales from the developer and most of their recent sales are resales, so their change includes the step to a completed home, not only market movement. Bloom Soho Square’s sales were completed homes in both periods.
Villas: Saadiyat Lagoons sets the resale market
267 villas and townhouses sold in 12 months, 76% of them resales. Median prices: four bedrooms AED 8.0 million, five bedrooms AED 9.8 million, six or more AED 21.0 million. Saadiyat Lagoons, Al Sidr traded most (86 sales, median AED 8.3 million, AED 1,492 per sq ft). Like for like, villas in six established communities are about 16% above 2023.
Supply and catalysts
At least 4,449 apartments sold off-plan since 2023 sit in 22 Saadiyat buildings with no completed sale yet; they will compete with today’s launches when they complete. On the other side, the Cultural District keeps adding draws: Louvre Abu Dhabi, the Zayed National Museum and the Natural History Museum are open, and Guggenheim Abu Dhabi is due to open on 11 December 2026.
Rent and yield
Saadiyat is bought for scarcity and growth more than income. Bayut’s H1 2026 report puts gross yields at about 3.5% for apartments and 4.3% for villas, the lowest of Abu Dhabi’s main investment areas (apartments: Al Reem 6.3%, Yas 5.9%, Al Reef 8.9%). After service charges, maintenance and empty months, net yields are typically 1.5 to 2.5 points lower. Rents have been frozen at renewal since 2 June 2026; Saadiyat is not in ADGM, so the freeze applies here.
Who Saadiyat suits at today’s prices
- Suits: buyers of resales in established buildings priced below the island median; villa buyers in Saadiyat Lagoons or the beach communities; long holders who value beach and Cultural District scarcity over yield.
- Look closely: launch buyers paying far above resales; two- and three-bedroom apartment buyers counting on growth; anyone who needs rent before handover. Gross yields are the lowest of the main areas (see Rent and yield).

Frequently asked questions
Are Saadiyat property prices still rising?
For established small apartments and villas, yes: one-bedrooms about 26% and villas about 16% above 2023, like for like. Two-bedrooms are about 5% higher. The bigger rise in headline medians comes from new launches, and in Q3 2026 same-project prices eased slightly (−1.4%).
How much more do Saadiyat launches cost than resales?
47% per sq ft over the 12 months to 30 September 2026 (AED 3,760 against AED 2,566), partly because different projects are launching.
Is a Saadiyat apartment enough for a Golden Visa?
Usually, by price: almost every two- and three-bedroom sale and about two thirds of one-bedroom sales were at AED 2 million or more. In Abu Dhabi your own money in the property must be at least AED 2 million: a mortgage can only cover the value above that, and on off-plan property at least AED 2 million must already be paid to the developer.
What rental yield does Saadiyat property earn?
About 3.5% gross for apartments and 4.3% for villas (Bayut, H1 2026). Net yields after costs are roughly 1.5 to 2.5 points lower.
How much does a Saadiyat apartment cost per square foot?
In the 12 months to 30 September 2026: a median AED 2,754 for studios, 3,155 for one-bedrooms, 3,552 for two bedrooms and 3,712 for three. Launches cost more than resales.
How much does a villa on Saadiyat cost?
A median AED 8.0 million for four bedrooms, 9.8 million for five and 21.0 million for six or more, in the 12 months to 30 September 2026. About three quarters of villa sales were resales.
How much new supply is coming to Saadiyat?
At least 4,449 apartments sold off-plan since 2023 sit in 22 buildings with no completed sale yet. They will compete with resales and new launches as they complete.
Is Saadiyat a better investment than Yas or Al Reem?
It depends on the goal. Saadiyat costs about 51% more per sq ft than Yas and twice as much as Al Reem, and yields less (3.5% against 5.9% and 6.3%), but it offers beach and Cultural District scarcity. For income, Yas and Al Reem; for long-term scarcity, established Saadiyat resales.
