Are Abu Dhabi Off-Plan Launches Overpriced? Launch vs Resale Prices in 2026
Launch prices against registered resales in six Abu Dhabi areas, to September 2026: where the premium is 9%, where it is 47%, and how to check a launch.

Short answer. Not across the board, but the premium varies sharply by area. In the 12 months to 30 September 2026, one-bedroom launches on Al Reem Island sold 9% above nearly-new resales, while on Yas Island the gap was 41% and on Saadiyat launches overall sold 47% above resales. In Masdar City, launches sold below nearly-new resales. Most of those gaps compare new projects with older ones: within the same project, year and bedroom count, resales trade within about 1% of developer prices. A launch looks overpriced when it runs far ahead of comparable completed homes nearby and nothing about the project explains the gap.
Launch prices against resales, by area
| Area | Launch median, AED per sq ft | Resale median, AED per sq ft | Gap | Basis |
|---|---|---|---|---|
| Saadiyat Island | 3,760 | 2,566 | +47% | all apartment launches vs all resales |
| Yas Island | 2,429 | 1,717 | +41% | 1-bedroom launches since 2025 vs nearly-new 1-bedroom resales |
| Al Raha Beach | 1,997 | 1,691 | +18% | all apartment launches vs all resales |
| Al Reem Island | 1,851 | 1,698 | +9% | 1-bedroom launches since 2025 vs nearly-new 1-bedroom resales |
| Masdar City | 1,358 | 1,527 | −11% | 1-bedroom launches since 2025 vs nearly-new 1-bedroom resales |
| Hudayriyat Island | 2,199 to 2,572 | no resale market yet | +17% across releases | Bashayer 1-bedroom, first release vs phases 5 and 6 |
Source: ADREC registered transaction data, 1 October 2025 to 30 September 2026; XIS Real Estate analysis. “Nearly-new” means resales in buildings first completed in 2022 or later. Launches and resales differ in location, specification and age, so a gap is a price difference, not proof of overpricing.
Within the same project, resales trade close to launch prices
Compared like for like (same project, same calendar year, same bedroom count, at least three sales each side), resales trade at a median 1.0% above developer prices across 135 projects. Ready units sell within 0.7% of off-plan units on the same basis (61 projects). So the area gaps above mostly reflect new projects entering at higher prices than older buildings, not buyers paying far more than an immediate resale would fetch.
What happened next matters more. Established projects with at least 30 sales gained a median of about 47% on their Q1 2021 level; new launches gained a median of about 9% on their first 90 days. Older buildings repriced towards the launches, while the launches themselves moved much less after entry.
Prices have also levelled off recently. In projects with ten or more sales in both Q2 and Q3 2026, the median change was +0.2% on Al Reem Island (23 projects), −0.8% on Yas Island (10) and −1.4% on Saadiyat Island (10).
The range inside each area matters more than the average
One-bedroom launches since 2025 ranged from AED 1,398 to 2,668 per sq ft on Reem, from AED 1,219 to 2,762 on Yas, and from AED 2,959 to 6,007 on Saadiyat. Two launches in the same area can sit on opposite sides of the resale market.
Market-wide, off-plan costs more than ready
In Q3 2026, off-plan apartments sold at a median AED 2,046 per sq ft against AED 1,602 for ready ones, and off-plan villas and townhouses at AED 1,839 against AED 1,105. 77% of all residential sales were off-plan. Off-plan homes are newer and differently located, so the gap is not the price of the same home before and after completion.
Buyers are already reselling launches
922 off-plan contracts were resold before completion in Q3 2026, against 362 a year earlier. An off-plan resale is the sale of a contract, so its price reflects the payment plan as well as the property. These resales will be the first real test of whether today’s launch prices hold.
How to check whether a launch is overpriced
- Compare it with nearly-new resales in the same area and unit type, per sq ft.
- Compare it with earlier phases of the same project: later releases often launch higher (Bashayer one-bedrooms rose 17% from the first release to phases 5 and 6).
- Count the competing pipeline due around your handover: for example 8,514+ apartments on Yas and 7,467+ on Reem sold off-plan with no completed sale yet.
- Price the rent at your purchase price, not the area average: a higher entry price lowers the yield on the same rent.
- Read the payment plan as cash flow: how much you pay before handover and what a resale before completion would need to fetch.
- Check the developer’s delivery record and the handover date in the sales agreement.

Frequently asked questions
Is it better to buy off-plan or ready in Abu Dhabi in 2026?
Off-plan suits buyers who can wait for handover and want a payment plan; ready suits buyers who need rent now and want price evidence. In areas with large launch premiums, ready and nearly-new resales usually offer more evidence for the money.
Where are launches closest to resale prices?
Al Reem Island (+9% for one-bedrooms) and Masdar City, where launches sold below nearly-new resales.
Do launch prices predict future values?
Not on their own. They are tested when buildings complete and start to resell.
